You have arrived here because you want to discover Dota and the Los Santos Valley as a place to live. If you’re looking for a property to live in Dota and the Los Santos Valley, we invite you to search our #1 MLS by refining your search options below.
The Los Santos Valley is located southwest of San Jose and is geographically part of the San Jose province. The area is known as Los Santos because most of the towns are named after saints: Santa Maria de Dota, San Marcos, San Pablo, San Lorenzo, and San Gerardo, to name a few. Locals often call the area “Dota” or “Los Santos”. Most of the properties we offer for sale in Los Santos are rural homes, farmhouses, or weekend homes.
Real estate in Los Santos offers a wide variety in a compact area, and it is 1 ½ hours from San Jose and 1 hour from Cartago, making it convenient for shopping center visits. Los Santos is in the middle of the Talamanca Mountains, which reach elevations over 3,000 meters.

The Climate
Los Santos Valley has an ideal temperature of around 68°F (20°C), so you don’t need air conditioning. The nights are cool, and the air is clean. Temperatures drop to 50°F (10°C) on some nights and average 64–72°F (18–22°C) during the day, year-round. Los Santos has many microclimates, and depending on the altitude where you plan to buy a home, the climate varies. In the valley, temperatures reach 80°C during the day. A hike through Los Quetzales National Park in the Los Santos area gives you 5 different types of microclimates in less than 15 kilometers.
Agriculture
Real estate in some areas of Los Santos is influenced by the Caribbean climate, with frequent rain and fog, while other regions are influenced by the Pacific climate, similar to that of San Jose. The area relies primarily on agriculture, and most residents live on farms. San Gerardo de Dota and Copey de Dota are well known for their farms with orchards of apples, peaches, plums, and avocados. Tarrazu has won many international awards for its coffee. When you come to visit and want to see where properties are for sale in Los Santos, I invite you to enjoy a delicious cup of coffee at the Coopesantos café.
La Cima is well known for its strawberries, but it also grows a range of other crops, including potatoes, lettuce, carrots, cabbage, broccoli, and cauliflower. There are many different types of blackberries. There are also many dairy farms, and the area is known for its fresh cheeses. Some of the places where we sell houses in Los Santos are pretty remote, such as Providencia, a beautiful area with a strong tradition.
The Copey de Dota grape refers to the high-altitude grapes grown by Copey Estate Winery, a pioneering vineyard (we sold them the property) that produces world-class red wines (such as Syrah) and the only cape gooseberry liqueur (Golden Rush). You should visit them.
