Property Description: Near La Suiza, Turrialba (Costa Rica) - An amazing coffee plantation in a scenic valley with lots of nature, spectacular views, great climate, etc. The property consists of about 620 acres (251 hectares) of land that goes from the top of one side of the valley to the top of the other side of the valley! About 310 acres (125 hectares) of land is planted in high-quality coffee. About 125 acres (roughly 50 hectares) are in pasture (but suitable for planting more coffee). The remaining land (about 185 acres; or 75 hectares) is mostly forest (some virgin forest), etc. The property has a main office, six worker's homes, storage areas, etc. And there are miles of good internal roads throughout the property.

The coffee operation is impeccable, using the latest techniques and theories (the owner of this property has other major coffee operations in other areas of the country). Over the past several years, they have dramatically improved the quality and production by going to shade-growth techniques, planting certain varieties of trees at certain intervals within the coffee fields to provide just the right amount of shade (fine-tuned to the particular variety of coffee, elevation, climate, etc.), with the falling leaves providing a good ground cover and nutrients (thereby decreasing the amount of pesticides and fertilizers required). They are producing 2,500 to 3,000 fanegas (250,000 to 300,000 pounds of green coffee) but, as the benefits from their shade-growth techniques continue, they anticipate the yield to increase to 4,000 or 5,000 fanegas.

It is indeed a fantastic coffee plantation, with a high yield of high-quality coffee. But the land has great potential for many other uses, too. At elevations ranging from about 3,000 to 4,000 feet, the property enjoys a very pleasant climate. And the views are truly spectacular (even with a view to the Irazú Volcano from some areas of the property). The general area is full of natural beauty (we saw several toucans on the property!). So it would be a great area for a tourism project, such as a mountain lodge, individual cabins placed throughout the coffee fields and/or the forest, etc. It would also be great for an interesting residential concept, with individual homes spaced throughout the coffee fields (either with each home owning their own bit of coffee, or running the coffee operation as a communal project with each homeowner receiving a percentage of the profits, etc.). The property is limited only by your imagination.

The nearby town of La Suiza is a very cute, quaint town reminiscent of the Costa Rica of old...yet it has the basics you will need for day-to-day living. The much larger town of Turrialba has much more services available, as well as restaurants, etc. The nearby C.A.T.I.E. (Centro Agronómico Tropical de Investigación y Enseñanza) is a world-famous tropical agricultural research center, with a lovely campus landscaped with rare tropical plants. The general area is rapidly growing in touristic appeal. The nearby Pacuare River has become a major destination for whitewater rafting and kayaking. A brand-new lake (Angostura Lake) was recently formed (by a dam) near La Suiza which will attract lots of water sports in the coming years. Not far away is the Guayabo National Monument, the country's most important archeological site with ruins dating to 1,000 B.C. The inactive Turrialba Volcano, rising to nearly 11,000 feet, offers challenging hiking trails (or horseback rides) to the crater. You can get to the Caribbean coast in a matter of hours along the picturesque "old route" to the coast.

It's a beautiful property with the potential for a variety of uses in an area with lots of interesting attractions.
